This is a question I get often.
Soar Capital Group could mean a lot of things.The word “capital” itself can mean a lot of things.
In the simplest form, we buy distressed commercial real estate, fix it up, add a ton of value, hold it for about 3 – 5 years, then sell it when the value is at its peak.
To do this, we have to raise capital from folks like you to help finance the deal. In exchange for your capital, we provide a safe investment vehicle to grow your wealth and generate truly passive income in the process.
To date, we’ve raised $35M+ from over dozens of capital partners and manage a portfolio of 700+ units worth well over $50M.
We host regular meet-ups for our investors and anyone else who wants to learn how to invest in real estate to build wealth.
In this quick 5-minute read, I’m going to pull back the curtain and give a “behind-the-scenes” look at our investment strategy and exactly where your capital goes if you choose to invest with us.

1. Our Background and Why We’re Uniquely Qualified To Do This
We cut our teeth flipping single-family houses.
We’ve been doing that since 2008 and have over 15 years of construction experience.
And we’ve taken everything we’ve learned from the highly competitive and scrappy single-family market and applied it to large-scale commercial projects.
This gives us an edge over many other firms out there, and we’ve found a sweet spot in the market that larger private equity groups and smaller investors often overlook.
We identify hidden value and unlock potential in properties that others don’t see or don’t want to mess with because it’s too much work.
The highest upside exists in the properties that have been neglected and forgotten about.
This is where we shine.
As A-class investors, we specialize in purchasing B and C-class assets.
Why? Because that’s where the most opportunity lies.
Many of these properties are owned by mom-and-pop landlords, leaving room for us to step in and make significant improvements to the property and its operations.
We take pride in breathing new life into properties that have been forgotten and neglected.
By doing so, we’re not just revitalizing the properties themselves, but we’re also helping improve the community as a whole.
We believe in providing safe and affordable housing for our residents, and a safe investment vehicle for our capital partners like you.
And we put our money where our mouth is.
We’d never ask someone to invest in a property that we don’t believe in ourselves.
That’s why we put our own money into every deal that we acquire, typically to the tune of 5%-10% of the total capital raised.
So why should any of this matter to you as an investor?
We believe in transparency.
When I invest my capital, I like to know why it’s needed and where it’s going.
So, let’s answer that question next.
What happens to my money when I invest it with you?
We have a proven 6-step model that we follow for every property that we acquire. The 6 steps are laid out below
Those 6 steps are:
1. Identify Markets We analyze emerging markets across the country to find those with population and job growth. The market is just as important as the property itself.
2. Source Properties
Once we’ve identified an emerging market we get to work finding properties with the highest upside potential.
3. Deal Structure
After we find a property that fits our criteria, we work with the seller to negotiate and structure a deal that will set us up for the highest equity position from day 1.
4. Finance & Raise Capital
We get long-term fixed-rate financing on all of our properties which stabilizes the deal and then raise capital from investors like you to cover the down payment and additional expenses. (more on this in a bit)
5. 2X Forced Appreciation
Once the deal is closed we have 2 growth levers that we pull to force appreciation. 1.) Make significant upgrades to the property 2.) Install professional management into the operations of the property.
6. Return Structure
Every deal is unique but we aim to start providing quarterly returns in the first 6 months of ownership.
When we find a new investment opportunity, we first send notifications out to everyone in our Investor Club.
We partner with investors who have capital that is sitting stagnant and needs to be invested.
After they commit funds we secure their spot in the deal.
Once we close, we get to work renovating the property and aim to begin distributing quarterly returns in the first 6 to 12 months of ownership.
We then hold the property for about 3-5 years.
We do this so we can exit the property at the height of its value, which creates the greatest returns for our investors. (as shown in the image below)
We then return the capital upon the sale of the property to our investors, at which point they have the option to roll their investment into another deal with us if they choose.
We assist with the 1031 exchange to protect you from capital gains tax so you can preserve your wealth and continue to roll your investment forward if you choose.
What happens to your money when you invest it with Soar Capital?
We wouldn’t be able to acquire these big deals without investors like you.
The way we typically finance a deal is this…
We go and get long-term fixed debt at about 70% – 80% LTV (loan to value), which means we have to come up with the remaining 20% – 30% as a down payment plus any capital expenditures to improve the property.
We partner with investors like you to raise the remaining capital we need for the down payment, renovation, and closing costs.
We typically return anywhere from 1.75X – 2.2X our investors’ money in a 3-5 year period.
